This service is a structured, remote “second pair of eyes” designed to protect your capital and your decisions before you commit. I review what you already have (plans, quotes, scope, timeline) and return a clear, prioritized analysis: what is coherent, what is unclear, and what exposes you to avoidable risk.

What I do

• Quote review (critical reading): detect inconsistencies, vague items, missing scope, duplicated lines, and hidden risk exposure

• Plan review (logic & functionality): spot major coherence issues, irreversible decisions made too early, and design choices that create long-term cost

• Risk map: red flags, high-impact uncertainties, and “silent” mistakes that typically blow budgets and timelines

• Decision support: what to lock now, what to postpone, and where to keep flexibility

• Investor-grade questions: a structured list of questions for you to ask your contractor / architect

• Written summary: a clear report with priorities (what matters now vs later)

What you receive

• 1× document-based review (your files)

• 1× written advisory report (structured, prioritized)

• 1× remote debrief call (to clarify the report and answer your questions)

What I deliberately do not do

To protect my independence and avoid conflicts of interest, this service never includes:

• supplier recommendations or introductions

• negotiating with companies or contacting them on your behalf

• project management, site supervision, or execution

• local consulting in Hua Hin

• pricing benchmarks or “how to build like me” guidance
